We’re quick on our feet – expect to hear back within 24-48 hours, as long as you and your guarantor wrap up your parts of the application.

Remember, we’re not all set until both you and your guarantor have done your bits. Here’s a quick rundown of the steps in the application process. Let’s get this adventure started!

Who can live at this community?

Todd is all about creating a welcoming atmosphere! If you align with our residency criteria and successfully complete our screening, this community is ready to welcome you. Being a student or university-affiliated isn’t a must to call Todd your home.

Qualifications

What are the qualifications?

Any person requesting to live in our community will need to pass a criminal background and rental history screening and meet our income and credit requirements. The minimum income requirement is 3x the monthly rental rate of the floor plan you requested. If you do not meet these requirements, do not fret, we have many options to help you get approved. The specific options available to you will be based on your screening results and range from adding a guarantor to co-sign your lease, getting approved with The Guarantors, or even paying a higher deposit.

How do I reserve an apartment home?

You must complete an application, sign a lease contract, and pay any applicable upfront fees to reserve an apartment home. Availability for housing is limited and will fill up very quickly, so don’t wait to lock in your rates and floor plan.

Application Process at Todd

01. Create an Account

Begin by selecting your lease term and floor plan. If you have preferred roommates, ensure everyone chooses the same plan. Create an account for the application, lease signing, and future Resident Portal access. Your login allows you to save and revisit your application.

02. Select Add-Ons

Choose additional options like parking and renter’s insurance during your application. Remember, parking spaces are limited, and renter’s insurance is mandatory, with affordable options available through us.

03. Personal Information

Provide contact details, current address, vehicle, and pet registration, plus a copy of your ID for security and verification.

04. Questionnaire

Fill out a questionnaire about yourself. This aids in organizing resident events and roommate matching. Provide details about your academic focus, study habits, and social preferences.

05. Financial Details

Most applicants will need a guarantor for financial backing. Input your guarantor’s details or, if qualifying independently, your employment information and proof of income. Note: student loans aren’t accepted as proof.

06. Emergency Contacts

Provide emergency contact details for safety and well-being, including their access permissions to your unit.

Timing

When can I apply for housing?

We begin accepting applications up to 1 year before your desired move-in date. Leasing for the upcoming school year begins in the fall of the current year, with the best rates available at the start of leasing. As a future resident, you’ll release a bed space in your selected floor plan and be placed in a unit and bedroom closer to your move-in date.

We can also accept applications for immediate move-ins at any time. Follow our social media pages and submit a guest card to get the most up-to-date information on available lease terms and apartment homes for rent.

How long does it take to get approved?

Once your application is submitted, it will take anywhere from 4 business hours up to 2 days to receive your screening results. Once your results are in, we will reach out if any other steps are needed to approve you. We will send you the lease contract within 24-48 business hours if your results are fully approved. Remember, your apartment home is not reserved until all parties, including the property manager, sign your lease.

Guarantor

What is a guarantor?

A guarantor acts as a co-signer and financial supporter of the lease contract. This person must meet the income and credit requirements from the qualifications above to be approved. The guarantor on the account will also sign the lease contract and have access to the resident portal to make payments and manage the resident account. The guarantor is equally responsible for all terms of the lease contract.

What if I don't have a Guarantor?

No Guarantor? No Problem, TODD offers Leap as an option! For students, our lease comes with a Leap Guarantor Waiver Fee Addendum that will auto-enroll you, with a small fee added to your rental installment, should you elect to sign without a guarantor. For non-students, Leap is a quick and easy process that fills in for a guarantor or parent co-signer. Leap’s application is free online and takes around 5 minutes to complete.
